While recent headlines have focused on the City of Bellingham’s budget challenges, one message remains clear: Downtown continues to be a priority.

The City’s 2026 Downtown commitments reinforce its long-term investment in the urban core through initiatives including a commercial vacancy strategy, transportation planning, Central Library renovations, downtown activation grants, enhanced cleaning services, bike patrols, and tourism efforts tied to the 2026 FIFA World Cup.

These investments matter because successful downtowns are built through strong public and private partnerships. Infrastructure, safety, public spaces, and community programming all contribute to creating an environment where businesses can thrive.

The market data is equally encouraging. Downtown welcomed approximately 7.9 million non-resident visits in 2024, followed by 8.1 million visits in 2025, representing two consecutive years of growth. Even with fewer Canadian border crossings, visitation has continued to increase, demonstrating Downtown Bellingham’s growing appeal as a destination for dining, shopping, entertainment, and community events. Nearly one-third of all visits now occur during evening hours, highlighting the strength of the area’s restaurants, arts, and nightlife.

The City’s recent Vacancy and Vibrancy Study also reflects an important shift in thinking. Rather than focusing solely on filling vacant storefronts, the emphasis is on creating an active, engaging downtown experience. Many of the recommendations—including activating underutilized spaces, improving storefronts, and strengthening collaboration between businesses, property owners, and public agencies—align with work already underway through the Downtown Bellingham Partnership.

For commercial property owners and investors, these efforts help create the conditions that support long-term property values, tenant demand, and continued investment. While economic challenges remain, Downtown Bellingham continues to demonstrate resilience through growing visitation, sustained public investment, and a shared commitment to its future.

At Saratoga Commercial Real Estate, we remain optimistic about Downtown Bellingham’s trajectory. We believe the strongest downtowns are built over time through consistent investment, collaboration, and a shared vision—and we’re encouraged by the momentum continuing into 2026.
